What Tamarac Property Records Include

Tamarac property records in the BCPA system include four main categories of data: ownership, values, building characteristics, and exemptions. Ownership data shows the current titleholder and their mailing address. When a deed is recorded with the Broward Clerk of Courts, the BCPA processes the change and updates the record. Value data covers the just value (market value), the assessed value, and the taxable value. The just value is the PA's estimate of market worth. The assessed value may be lower for homestead properties due to the Save Our Homes cap. The taxable value is the assessed value minus all exemptions. Your annual tax bill is calculated by applying each taxing authority's millage rate to the taxable value.

Building data includes the property type, year built, total living area, number of units, and construction quality. Homestead Exemption for Tamarac Residents

Florida's homestead exemption gives Tamarac property owners who use the property as a primary residence a reduction in assessed value of up to $50,000. The portability application must be filed at the same time as the new homestead application. The transferred benefit can be up to $500,000 in accumulated savings.

City of Tamarac Government Resources

Official Records at the Broward County Clerk

TRIM Notice and Property Tax Calendar

Each August, the Broward County Property Appraiser mails TRIM notices to all Tamarac property owners. The TRIM notice shows the proposed assessed value, the proposed millage rates from each taxing authority, and the estimated annual tax. It is not the actual bill. You have 25 days from the mailing to file a petition with the Value Adjustment Board if you believe your assessed value is too high.

Full payment is due by March 31. After that, taxes are delinquent. The county sells tax certificates to third parties, who earn interest while the taxes remain unpaid. If taxes go unpaid for several years, the property can be subject to a tax deed sale.
